Après un accident de voiture, Andrew Hexley est hospitalisé. Sa femme Karen, ambulancière, met en ligne une annonce proposant de louer leur chambre d’amis. Une certaine Miranda y répond et elle s’installe chez la famille. Mais très vite, son comportement devient envahissant et elle s’immisce progressivement dans la vie privée des Hexley. Jusqu’à la mort de l’un des locataires de Karen, tout de suite persuadée que Miranda est impliquée dans le meurtre.
